At Simply Letting London.com we appreciate the importance of good customer service. As a Landlord you need to be able to trust your agent and feel sure that they are acting in you best interests at ALL times. 

At Simply Letting London.com we only deal with a high standard of Tenant. We conduct thorough referencing through an independent referencing company and it is only when we are totally happy with the information we receive that we will consider a tenant suitable for your property. If we would not be happy to place them in our own property, we will NOT propose them for yours.

Our referencing guidelines are designed to filter out the most reliable tenants. Ask yourself as a Landlord, what is it you seek? The answer is probably to achieve a good rental level, secure a tenant who will look after your property, but also one who will pay the rent in full and on time on each rent due date.

Our independent referencing company will firstly conduct a credit check. This will show if the prospective tenant has any adverse credit history, bad debts or CCJ's. Their employers are asked to confirm their status and salary; this is to show that their earnings are sufficient to cover the rent without undue strain. An existing Landlord reference is also taken, (where applicable). If they are currently renting, we will confirm that they have paid their rent on time and in full but also maintained the property to a high standard. Finally a personal reference is taken. A non-family member is asked to write a letter to confirm their character and suitability to rent your property.

If all these references are positive, we will then progress the application. If not, then we have the flexibility to seek a guarantor for the tenant, if you wish. The guarantor will be referenced in exactly the same fashion. They will sign the tenancy agreement along with the tenant meaning they are legally bound to cover the rent in the event of the tenant not paying.

But remember, if you or we have any doubts regarding a prospective tenant, they will not be place in your property.
